Ryth's take
Tannersville is one of the most central places in the Pocono Mountains. People who live here are close to everything: the outlets, the resorts, restaurants and the towns around it. If I liked going out to dinner and enjoying my weekends, but still wanted a home in a small, private neighborhood, I would live here.
Getting around
- I-80 has a Tannersville exit, and I-380 north to Scranton starts a few minutes west.
- Route 611 runs through the village to Stroudsburg, about 15 minutes away, and up to Mount Pocono.
- New York City is about 85 miles away, roughly 1 hour 45 minutes to 2 hours by car.
- On ski weekends and summer weekends, expect traffic around Camelback and the outlets near the I-80 exit.
What to check before you buy
- Which township the home is in. A Tannersville address can be in Pocono Township or Jackson Township, and each has its own taxes and its own rental rules.
- Where short-term rentals are allowed. Pocono Township allows them only in its Commercial and Recreational zoning districts, not in its residential districts. Check the zoning of the exact lot before you count on rental income.
- What the township license asks for. Where rentals are allowed, the owner needs an annual license (it runs November to October), an inspection, $500,000 in liability insurance, and a local contact within 15 miles who answers within an hour.
- Bedrooms and septic. Pocono Township limits a rental to 2 guests per bedroom plus 4, up to 14, and counts only the bedrooms on the home's sewage permit (3 if there is no permit on record). A house sold as five bedrooms may be licensed for fewer.
- The license does not transfer. A new owner has to apply for a new license before renting, so do not count on the seller's bookings.
- POA dues, rules and the resale certificate, if the home is in a community.
- Well, septic and radon inspections.
- Winter access: who plows the road, and how steep the driveway is.
