Investing in Poconos Real Estate: Long-Term Rentals, Fix-and-Flip, Land and Short-Term Rentals

By Ryth Vara, REALTOR® · Real of Pennsylvania · Updated

In short: The Poconos can be a good place to invest if the numbers work on the specific property. Short-term rentals are the best-known strategy, but long-term rentals near the area's job centers (Stroudsburg, East Stroudsburg, Mount Pocono and Tobyhanna), fix-and-flips of older homes, and land are all part of the market. Monroe County's median sale price was $337,000 from October 2025 to September 2026 (Pocono Mountains Association of REALTORS® MLS), and distressed properties come up through sheriff sales, county tax sales, bank-owned listings and estate sales.

How Ryth works with investors

Ryth has closed investment-property deals worth millions of dollars, for buyers from New York, New Jersey and Philadelphia. He runs the numbers with you, including the cap rate (a property's yearly net income divided by its price), checks the township and community rules, and negotiates the purchase.

Long-term rentals: where the jobs are

Renters, like buyers, follow the jobs. The Pocono Mountains Economic Development Corporation lists these among Monroe County's largest employers:

EmployerWhat it isEmployeesNear

Mount Airy Casino ResortResort1,038Mount Pocono area
East Stroudsburg UniversityUniversity825East Stroudsburg
St. Luke's Hospital, Monroe CampusHospital750Stroud Township

That puts the steadiest rental demand in two areas:

  • Stroudsburg and East Stroudsburg, with the hospitals, the university, the county offices, public water and sewer, and walkable downtowns.
  • Mount Pocono, Tobyhanna and Pocono Summit, close to the Army Depot, Sanofi, Kalahari and Mount Airy, with I-380 and I-80 nearby.

Before you buy a long-term rental, check whether the municipality requires a rental license or inspection, and whether the community allows rentals at all. Ask Ryth for recent leases near the home, so the rent you plan on is real.

Fix-and-flip in the Poconos

Many Pocono homes are older vacation homes and cabins that have not been updated, and buyers pay more for homes that are move-in ready. That gap is what a flip works on. The numbers that decide it:

  • The purchase price, against recent sales of updated homes nearby
  • The renovation budget, with permits from the municipality, plus a cushion for what you find behind the walls
  • The well and septic. A failing septic system can change the whole budget, so inspect it before you buy.
  • The community. Some POAs must approve exterior changes, and some charge fees when a home is sold.
  • Holding costs and timing: taxes, insurance, utilities and dues while you work, and the season you sell in

Where distressed properties come from

  • Sheriff sales. Monroe County's sheriff sells foreclosed properties at online auctions on Bid4Assets, several times a year.
  • County tax sales. The Monroe County Tax Claim Bureau holds an Upset Sale each September for properties two years behind on taxes, a Judicial Sale the next year for those that did not sell, and then a Repository Sale online. At an upset sale, the property can stay subject to its recorded mortgages and liens; a judicial sale clears them. The county sells these properties as is, with no refunds, and urges buyers to see an attorney first.
  • Bank-owned homes and short sales, listed on the MLS.
  • Estate sales and inherited homes, often sold as is.
  • Homes that need work, listed on the MLS at a lower price.

At auctions you usually cannot inspect the inside and must pay quickly, so a title search and an attorney come first. Bank-owned and as-is homes on the MLS can be inspected and financed, and Ryth watches for them and helps you check each one.

Land

The Poconos have many building lots and larger acreage. Before you buy land, check:

  • Septic approval. Most lots need an on-lot septic system, which needs a permit and soil testing.
  • Water. Most lots need a private well.
  • Zoning and the community's rules, including any yearly dues charged on vacant lots
  • Road access and who plows it in winter

Short-term rentals

Short-term rentals are the best-known Pocono investment, and the rules change from one township to the next. See Buying an Airbnb in the Poconos for the green, yellow and red map, what homes cost, the best towns and how to run the numbers.

Financing an investment property

Conventional loans on an investment property go up to 85% of the price for a single-family home (about 15% down) and 75% for a 2 to 4 unit building (about 25% down), under Fannie Mae rules. Some lenders qualify you on the property's expected rent instead. Flips are often bought with cash or short-term loans. See the financing section of Buying an Airbnb in the Poconos.

Questions

Is the Poconos a good investment?

It can be, if the numbers work on the specific property. The Poconos draw renters near the job centers around Stroudsburg, East Stroudsburg, Mount Pocono and Tobyhanna, short-term guests from New York, New Jersey and Philadelphia, and buyers for updated homes. Rules, taxes and upkeep vary a lot by township, so run the full costs before you buy.

Where is the best place for a long-term rental in the Poconos?

Near the jobs. Stroudsburg and East Stroudsburg have the hospitals, East Stroudsburg University and the county offices, and Mount Pocono, Tobyhanna and Pocono Summit are close to Tobyhanna Army Depot, Sanofi, Kalahari and Mount Airy, Monroe County's largest employers.

How do I buy a foreclosure or tax sale property in Monroe County?

Foreclosures are sold by the sheriff at online auctions on Bid4Assets, and tax-delinquent properties by the Tax Claim Bureau at its September upset sale, a judicial sale the next year and an online repository sale. They are sold as is, so get a title search and talk to an attorney before you bid.

Does a tax sale in Monroe County clear the mortgage?

Not an upset sale: the buyer can take the property subject to its recorded mortgages and liens. A judicial sale, held the following year for properties that did not sell, conveys the property free and clear of them.

Does fix-and-flip work in the Poconos?

It can. Many Pocono homes are older and not updated, and updated homes sell for more. Profit depends on the price you pay, the real renovation cost, the well and septic, how long you hold the home and the price you sell for.
