Investing in Lehigh Valley Real Estate: Rentals, 2 to 4 Units and Fix-and-Flip in Allentown, Bethlehem and Easton

By Ryth Vara, REALTOR® · Real of Pennsylvania · Updated

In short: The Lehigh Valley's three cities, Allentown, Bethlehem and Easton, are its strongest rental markets, close to jobs at the region's hospitals, universities, warehouses and manufacturers. From October 2025 to September 2026, the median rent for a 3-bedroom home was about $1,900 in Allentown, $2,000 in Bethlehem and $1,958 in Easton, and 2 to 4 unit buildings sold for medians of $329,000, $378,000 and $388,500, according to the Greater Lehigh Valley REALTORS® MLS. All three cities register or license rentals, and Allentown's transfer tax is 2.5%.

How Ryth works with investors

Ryth has closed investment-property deals worth millions of dollars. He runs the numbers with you, including the cap rate (a property's yearly net income divided by its price), reads the city's pre-sale inspection report with you, and negotiates the purchase. He works in English and Spanish.

Where the jobs are

Renters follow the jobs, and the Lehigh Valley's largest private employers, as listed by the Lehigh Valley Economic Development Corporation, include:

  • Hospitals: Lehigh Valley Health Network and St. Luke's University Health Network
  • Warehouses and online retail: Amazon, along with the logistics centers along I-78
  • Manufacturing: Mack Trucks, Air Products, B. Braun Medical, Lutron Electronics, Crayola, Victaulic and Olympus
  • Colleges: Lehigh University in Bethlehem and Lafayette College in Easton
  • Others: Guardian Life Insurance and Wind Creek's casino resort in Bethlehem

Allentown, Bethlehem and Easton sit in the middle of these jobs, with bus service, older multifamily buildings and the most rentals.

A rough first look: a year of rent at the 3-bedroom median comes to about 9% of the median home price in Allentown and Easton and about 7.6% in Bethlehem. That is before property taxes, insurance, repairs, vacancy and management, so it is a starting point, not a return. Ryth runs the real numbers on each property.

City rules for landlords

  • Bethlehem: every rental unit needs a yearly license and is inspected every three years, and a unit rented to 3 to 5 unrelated people needs a separate regulated rental license.
  • Easton: residential rental units are registered every year and inspected regularly.
  • Allentown: rental units must be registered with the city.
  • All three inspect a property before it is sold, so read the pre-sale inspection report before you make an offer; it shows what the city wants fixed.
  • Older buildings: rentals built before 1978 need a lead-based paint disclosure to every tenant.

Fix-and-flip in the Lehigh Valley

The cities have many older rowhomes, twins and single-family homes, and updated homes sell quickly: homes in Allentown, Bethlehem and Easton spent an average of 19 to 26 days on the market in the same 12 months. What decides a flip:

  • The purchase price, against recent sales of updated homes on the same kind of street
  • The city's inspection report, which lists required repairs, plus the inspection you will need again when you sell
  • Historic districts. In Bethlehem's, exterior changes go to the Historic and Architectural Review Board before the city issues a permit.
  • Older systems: wiring, plumbing, roofs and lead paint
  • The transfer tax: 2.5% in total in Allentown, usually 2% elsewhere, paid on both the purchase and the sale

Distressed properties come up through county sheriff sales, county tax sales, bank-owned listings and estate sales. In Pennsylvania, a tax upset sale can leave recorded mortgages and liens on the property, while a judicial sale clears them, so get a title search and see an attorney before you bid.

Financing

  • Live in one unit of a 2 to 4 unit building, and you can use owner-occupied loans, including FHA loans, which allow 1 to 4 units when you live in one of them, with a smaller down payment than an investment loan.
  • Investment loans go up to 85% of the price for a single-family home (about 15% down) and 75% for 2 to 4 units (about 25% down) under Fannie Mae rules.
  • Loans based on the rent qualify you on the property's expected income instead of your own, usually with a larger down payment.
